Frequently Asked Questions
Rental History Evaluation: Verified through background checks and landlord references.Prior housing history must show no prior evictions, no outstanding collections/balances owed to previous rental properties, and no open bankruptcies.Credit Score & Income Criteria:Applicants must demonstrate a verifiable gross monthly income equal to at least 2.5x the monthly rent. Credit scores are evaluated using standard third-party screening algorithms; a lower credit score may require a higher security deposit or an approved co-signer/guarantor (who typically must earn 3x–4x the rent and meet a higher credit threshold). Automatic Denials:Open/undischarged bankruptcies. Active or prior evictions (or rental judgments). Unresolved collections, housing-related debt, or money owed to a previous landlord/property. Unverifiable identity or falsified application information. Verification for Self-Employed Applicants:Verified by submitting official bank statements (typically the most recent 3–6 months showing cash flow/balance) and/or the prior year's complete tax returns (with Schedule C). First-Time Renters:Yes, first-time renters are accepted. Because they lack past rental history, approval is usually contingent on passing the standard credit and 2.5x income checks. In some cases, a higher security deposit or a qualified guarantor/co-signer may be required.
